Office building in Old Town sells to local owner-user for $2.9 million

An 8,907-square-foot office building at 3920-3940 Hortensia Street in San Diego's Old Town community has been sold for $2.88 million, the real estate brokerage CBRE announced Feb. 26.

CBRE's Matt Pourcho, Matt Harris and Anthony DeLorenzo represented the seller, Attica Holdings LLC, in the transaction. Garrett Fena with Voit Real Estate Services represented the buyer, a local owner-user.

"San Diego continues to demonstrate strong owner-user activity, particularly for properties that offer unique advantages such as partial occupancy with in-place income," Pourcho said in a statement. "This transaction underscores the demand for well-maintained office assets that provide both immediate utility and long-term value in a competitive market."

Situated in the Old Town submarket, the property features partially leased space with month-to-month tenants, providing the buyer with flexibility to use the entire property.

A 2007 remodel included new HVAC, roofing, interiors, bathrooms, and lighting. The second floor provides outdoor patios, and the building includes 13 rare, secured parking spaces and a garage.

The site is within walking distance of Historic Old Town San Diego and the Old Town Transit Center. It offers immediate access to Interstate 5, I 8 and Pacific Coast Highway and is less than one mile from San Diego International Airport.
